Based primarily on the provisions of IBC Chapter 5, this seminar focuses on how a building’s occupancy classification and type of construction relate to the maximum building size permitted by the IBC. The approach to determining a building’s maximum allowable height and area is explained, including use of Tables 504.3, 504.4 and 506.2, and all related permitted increases. Detailed provisions related to mezzanines, unlimited area buildings and horizontal building separations are also addressed. Specific topics include: Concept of limiting a building’s height and area due to occupancy and construction type, Building’s actual height in feet and stories above grade plane, Building’s actual floor area, Buildings on the same lot, Mezzanine definition, benefits, area limitations and permissible openness, Building height limits based on Tables 504.3 and 504.4, Height limits of roof structures, Building area limits based on Table 506.2, Allowable area increases due to open frontage, Allowable area increases for multi-story buildings, Unlimited area building provisions, Concept of mixed-occupancy provisions and Horizontal building separations.
