The requirements for two-family dwelling and townhome fire-resistance have changed in some unusual ways in the 2024 IRC. The provisions are reviewed and consequences of the changes are discussed. Topics included stacked and semi-stacked two-family dwellings, imaginary lot lines and staggered placement of townhomes. As energy storage systems and solar panels are added to existing and new homes, requirements for their placement and safe use are added to the code. New requirements for storage new the dwelling or garage are added as well as minimum distance between stacks of the ESS.
